Ok, this is where I am candid because it is one of the most important transactions and decisions of your life.  1st tip, use an Experienced Realtor such as myself.  Not only have I been a full time realtor for 14 years, but I've closed over 700 transactions.  The average area agent does 12 per year.  I know the market and have worked with many agents to develop good working relationships.  

The seller pays the buyers agent.  When a home is listed on Multiple Listing Service, the seller has already agreed to pay the agent representing the buyer.  Even FSBO's will agree to pay the buyers agent fee (unless some rare circumstance), so use it to your advantage!
